Tips on Preparing Your Home for a Showing

Prepping your home for a showing may just seem like another thing on the to-do list, but it is vital in order to sell your home. At Frontline Real Estate Partners, we are knowledgeable about homes and commercial real estate in Chicago.

Curb Appeal

Generally speaking, first impressions are extremely important. The first impression that a potential buyer has of your home is the exterior and the home’s curb appeal. Depending on the season, make sure the lawn is freshly cut, there are no stray leaves or the driveway and paths are clear of snow. You want to make someone fall in love with your home the same way you did.

Highlight Important Rooms

A home’s kitchen is one of the biggest selling points. Make sure that the kitchen is free of personal items and clutter so that potential buyers can imagine themselves living there. The entire kitchen should be clean enough that you could eat off of any surface; there is nothing more deterring than walking into a dirty home.

Bathrooms are often the second biggest selling feature of homes. Just like in the kitchen, make sure the bathroom is clean and completely free of clutter. The bathroom shouldn’t be empty to the point that it doesn’t look usable; neatly folded towels and small accents are highly suggested. Also, don’t forget to deep clean the bathtub or shower since many buyers will look there.

Comfort

A comfortable temperature will make all the difference when your house is being shown. When it is hot outside, set the thermostat between 70-74 degrees and set it to 72-76 degrees when it is cold outside. Often times homeowners become immune to any odors within their own homes. Check the home for any unusual odors by inviting a friend over and asking for their honest opinion. Additionally, make sure you have a good choice of paint colors. All white walls will give your home an institutional look; a blend of neutral tones will go a long way.

Organization

Messy closets and drawers give the appearance that your home doesn’t have enough storage space. Cleaning out and organizing these spaces will not only make your house more appealing, but it will also be easier when you move. Strategically place framed photos throughout your home to give it a cozy family feeling. Don’t overdo it, but a framed picture on a bookshelf or side table will show that this is a happy home.
